We stayed at the Princess Ann Hotel from 2-2-11 until 2-8-11and were extremely pleased. The location and costumer service were fantastic. The location is right in the heart of South Beach and you can walk to restaurants, the beach and grocery stores. The front desk personnel were friendly and provided us with beach towels daily to take to the beach. The hotel is not a 5-star, fancy hotel with up to date rooms, but it is very functional. Our room had a television with cable, air conditioning and a mini refrigerator. If you are not looking for luxury in South Beach, the Princess Ann is the best accommodation for the amount of money you are going to spend. It was perfect for us, as we went to the beach everyday and returned to the room to shower and sleep. We were not looking for room service or a spa within the hotel. We were very pleased and would definitely return to the Princess Ann Hotel on our next trip to Miami.

Worse hotel experience EVER!! I will never stay again. Everything was outdated etc. TV, Bed, dresser, even paint on the walls. No elevator (wife was 6 months pregnant), No microwave in room. they had one at the front desk but you had to use it between 7am-10pm. Wife didn’t want to sleep in the bed because the room didn’t feel clean. Only thing good was the one staff they had.

My best friend and I recently stayed at the Princess Ann. It was our first experience at South Beach and the location of the hotel was perfect. The staff at the front desk was more than helpful, making sure we easily acclimated to our surroundings. We were provided beach towels, directions & reviews of restaurants upon request. The bath towels were clean & we were given as many as needed. The bed was HUGE and the sheets and blankets very comfortable. I would probably bring a pillow next time, a little lumpy. We ran the Miami marathon and easily found a taxi early in the morning to make it to the race. The front desk held any personal belongings such as keys, ids, & credit cards. It is a block from the famous bar "The Cleavelander" and "Mango", many places to eat, drink and have a blast. Close to the beach, clean & safe...I would definitely return

Location is excellent, breakfast was also nice thing to have (toast, cerials, coffee, juice..). Our room was on the 3rd floor, there is no elevator in the hotel (so prepare to carry your luggage up yourself). Staff was helpful. Room was ok, we got twin room although we had booked double, so that was bit dull. Room smelled like air freshener, but so did our last hotel in South Beach too. Room was cleaned, but very dated.

No elevator to get to second/third floors, breakfast is set up on card tables in lobby and is cold cereal, room had stains on walls, carpet, baseboards, etc. Odd smell to higher floors. Sheets weren't changed the duration of my stay. Extra $20 cash deposit was required upon check in with no explanation as to what for, although it was refunded upon check out. Bathroom was...filthy...and although I can overlook a lot, the possible mold growing was suspicious. Towels, washcloths, and mini bar soaps were provided. No other toiletries. Small refrigerator and window air conditioning unit in the room. Also a sign warning not to open the windows for safety reasons against lost/stolen property (on the 3rd floor). Door to room only had small knob type lock - no deadbolt or security chain. Extremely loud at night!! Although I'm sure most places in SoBe are. While the location was FANTASTIC (2 blocks from the beach), the customer service was nothing to brag about. Consider paying the extra $20 upfront and go to a different hotel!
